8–10 Palmer Street, Fawkner
This luxury custom-designed residence at 8–10 Palmer Street, Fawkner is conceived as a high-end family home that combines generous scale, refined spatial planning, and strong indoor–outdoor integration.
The design is organised around expansive ground-floor living zones that form the social heart of the home, seamlessly connecting formal and informal spaces to landscaped outdoor areas, alfresco entertaining zones, and a swimming pool. Internal layouts are carefully planned to maximise natural light, spatial flow, and visual openness while maintaining privacy and functional separation.
Upper-level accommodation is arranged as a private retreat, comprising generously proportioned bedrooms, multiple ensuites, and balcony spaces. The master suite is positioned as a secluded sanctuary, reinforcing the home’s luxury character through separation, scale, and outlook.
Architecturally, the residence adopts a composed and balanced form, with articulated façades, controlled massing, and carefully managed setbacks to address neighbourhood context and planning requirements. Material expression and elevation detailing are used to reduce visual bulk while reinforcing a sense of permanence and prestige.
This project reflects NPDA’s approach to delivering bespoke luxury homes that balance architectural presence, liveability, and planning compliance, resulting in a refined, approval-ready residential outcome.
