Set within expansive farmland, this project at 188 Toomuc Valley Road, Pakenham reimagines an existing dwelling as an ultra-luxury modern farmhouse, carefully integrated into its open rural landscape.
The design strategy focuses on extending and elevating the original home into a refined double-storey residence that embraces long-range views, natural light, and a strong connection to the surrounding land. The architecture is expressed as a series of articulated volumes, grounded horizontally across the site to reduce visual bulk while reinforcing a contemporary farmhouse character.
Internally, the home is organised around generous open-plan living, dining, and kitchen spaces that extend seamlessly to outdoor terraces, landscaped gardens, and a swimming pool precinct. Large-format glazing and carefully positioned openings frame views across the farmland, blurring the boundary between interior living and the rural setting beyond.
Upper-level accommodation forms a private retreat, incorporating luxurious bedroom suites, a library, and elevated living spaces that overlook the landscape. Spatial separation between public and private zones enhances both comfort and functionality, supporting family living and large-scale entertaining.
Materially, the project combines modern farmhouse elements—textured cladding, refined render, and warm timber detailing—with contemporary construction techniques and clean architectural lines. Deep overhangs, recessed balconies, and layered façades respond to climate and orientation while reinforcing the home’s understated luxury.
This project reflects NPDA’s approach to bespoke rural residences, delivering a sophisticated architectural transformation that balances scale, elegance, and connection to place, while achieving a timeless modern farmhouse aesthetic.
